The Kempwood subdivision in Houston, Texas had its beginning in 1964 when 144 homes were built on the north side of Kempwood just west of Campbell road. Many of the first residents were first-time homeowners just beginning to raise a family. The neighborhood is now a congenial mix of many ages, cultures and origins.
The Kempwood Civic Association was founded to promote a safe and attractive community in which to live. One of the ways we seek to achieve this goal is through deed restrictions. Since Houston does not have comprehensive zoning ordinances, as many cities do, the deed restrictions serve much the same purpose. The enforcement of these rules is not intended to be dictatorial or restrictive of one's rights, but serve to maintain the value of our property and provide a pleasant place in which to live.
Board meetings have been removed from the Calendar because after the pandemic, no meeting dates and times have been provided to this website. Board members are requested to provide this information to the site manager.
June 2026: From May to October 2026, Metro will be funding the resurfacing of Kempwood Drive from Gessner Road to Hempstead Road as part of their Mobility Improvements plan. The current road surface is over 15 years old

The Civic Association annual dues are $45.00, up from $35.00. The allocation of these dues was as follows:
$20 for maintenance of the esplanade on Kempwood Drive;
$10 for mosquito control;
$5 for the general fund.
