The Kempwood subdivision in Houston, Texas had its beginning in 1964 when 144 homes were built on the north side of Kempwood just west of Campbell road. Many of the first residents were first-time homeowners just beginning to raise a family. The neighborhood is now a congenial mix of many ages, cultures and origins.
The Kempwood Civic Association was founded to promote a safe and attractive community in which to live. One of the ways we seek to achieve this goal is through deed restrictions. Since Houston does not have comprehensive zoning ordinances, as many cities do, the deed restrictions serve much the same purpose. The enforcement of these rules is not intended to be dictatorial or restrictive of one's rights, but serve to maintain the value of our property and provide a pleasant place in which to live.
Board meetings have been removed from the Calendar because after the pandemic, no meeting dates and times have been provided to this website. Board members are requested to provide this information to the site manager.
May 2026: The trash pickup page has been updated to the latest rules.

January 2022: There are still not enough drivers available for trash trucks. According to the current schedule, our recycling will be collected Friday, January 14. Please leave your bins out until your recycling is collected.
November-December 2021: Collection of Tree Waste and Junk Waste are weeks behind schedule. According to this press release, the City will collect BOTH the Tree Waste and Junk Waste in December. Separate Tree Waste collection for November has been cancelled.
March 2021: This year's Civic Association dues are now being collected.
December 2020: Phase 1 of the Spring Branch Trail is open. You can now walk or cycle from Blalock Road to Wirt Road away from all road traffic, except for two intersections.
October 2020: We have updated and modernized our web site to serve you better. It is now more readable on mobile phones.
The Civic Association annual dues are $45.00, up from $35.00. The allocation of these dues was as follows:
$20 for maintenance of the esplanade on Kempwood Drive;
$10 for mosquito control;
$5 for the general fund.
